Process residential 1-4 family Short Sales submissions ensuring compliance with company, investor, and agency regulatory standards. Your primary responsibility is to request, verify and validate customer information on Short Sale Submissions including but not limited to income, assets, property value and ownership against supporting documents provided by the borrower, agents, or additional 3rd Parties.

Requirements:

• Real estate license in State of Washington
• Minimum 1 years experience processing mortgage loans, short sales, or related fields

• Basic understanding of HAMP and HAFA Treasury requirements or willing to learn
• Able to review and analyze property valuations, assets and credit reports
• Process files from submission to closings
• Checking files for completeness and accuracy.
• Ability to structure files based on investor and regulatory guidelines
• Able to work in a paperless, automated and fast paced environment.
• Able to multi task to complete various tasks required
• Possess excellent verbal and written communication skills
• Team player and can work effectively with loan officers, underwriters, closers and field personnel.
• Computer savvy and knowledge of Microsoft applications preferred
• Able to fill Negotiator tasks when needed during absences and increase in volume

Job description
Currently seeking a Short Sale Negotiator who is responsible for any/all of the following: preparing and submitting short sale packages or set-up packages, ensuring compliance with appropriate regulations and standards, monitoring short sale paperwork. This may also include responding to a variety of inquiries or requests from customers (internal or external). Work content ranges from general customer inquiries (via phone, fax or e-mail), basic data entry and retrieval, to moderately complex analysis and problem resolution. The position requires strong written and spoken communication skills. Customer satisfaction and quality are driven by the use of improvements to business processes and procedures. Customer solutions include the use of creative and innovative problem solving techniques.
Assumes additional responsibilities as assigned.

Essential Functions
1. Proactively solicit customers in default (or imminent default) in an effort to determine the appropriate property liquidation strategy
2. Review and approve offers, pricing and strategy based on investor and company requirements
3. Evaluate property valuation information in order to support recommended resolution
4. Negotiate, manage and execute property liquidation subject to defined timelines and regulatory/statutory requirements
5. Develop and execute strategies to minimize losses to investors and/or mortgage insurers
6. Partner with team members and leadership to achieve corporate objectives and incentives
7. Approve transactions within the delegations of authority
8. Make recommendations to management regarding short sales strategies
9. Analyze the extent of the potential loss, identify the problems and provide meaningful input into the plan for resolution
10. Deal effectively with environmental risks, code violations and natural disasters
11. Suggest ways to minimize compliance risk
12. Prioritizes workload while balancing attention toward multiple projects
13. Demonstrate initiative and creativity in seeking optimum solution to a problem and extensive knowledge of policies and procedures
14. Maintain professional independence while working closely with business units
15. Professionally represent our short sale team and clearly communicate strategy.

Communication/Negotiation:
Strong written and verbal communication skills to coordinate and exchange information within the fulfillment center. May interface with customers. Seeks and provides explanation, collects data and verifies for completeness. Has a strong understanding of the information processed.

Maintains businesslike communications, conduct, and appearance, and otherwise demonstrates courteous, positive, and professional behaviors at all times.

Communicates with management and/or team members on a timely basis to exchange information regarding status of work, of potential or existing problems, and to seek advice and assistance.

Problem Solving:
Uses specialized procedures/techniques to manage loan documents in a timely and precise manner. Identify, understand and resolve customer problems/issues. May challenge the validity of and make recommendations for improving the processes and procedures used for problem determination. Required
• High School Diploma/GED
• At least 1 year experience in short sales, REO asset management or equivalent experience listing/selling real estate
• At least 1 year experience in mortgage servicing including Collections, Loss Mitigation, or Foreclosure desired but not required
• English: Fluent
